Pre-requisites in SELLING your HOME
Before we list your home on the market, there are a few things we should discuss.
What are you planning to do after the sale? Are you buying another home?
If the answer is yes, we need to discuss if your next purchase will be a cash sale or if you need financing. I strongly recommend you speak with a lender to dial in the details for the new loan before you sell your existing home. We can come up with an estimated NET profit from the sale of your current home to factor in. I want you to feel confident about the payment for the new purchase, before you ever walk away from the home you already have.
Next, we should discuss your timeline.
How soon can you have your home photo ready? How quickly do you want to get on the market? We can go as quickly or slowly as you need to.
We will sign a listing contract and put a timeline together for when to get on the market.
Tasks for getting your home “photo ready”:
Tidy up and de-clutter as much as possible.
Simplify counter space and eliminate extra decorations to show off the room size.
If you are able, touch up paint inside and out.
Have the yard landscaped and cleaned up.
Clean windows and mirrors so they photograph better.
We can do a walkthrough of your home together, where I can give you my professional recommendations.
Once the home is photo ready:
I hire a professional photographer to come take pictures of the house.
I take videos of your home to share on social media for maximum exposure.
Marketing begins as soon as we hit the MLS
Have a plan in place in case you sell your home, before we close on the next one.
Often times, we are simultaneously selling one home and buying another. You may need the proceeds from your sale to go towards your next home. This means, you have to close on the sale of your current home, before we can close on your purchase.
Some options you have to cover you for the gap in between closings:
Negotiate with the buyer of your home, to rent the house back to you for a few days after closing. They may or may not agree to this.
Move your furniture into storage or a POD, and stay with family/friends for a few days between closings.
Again, store your belongings and rent a hotel or Airbnb until you are able to close on your next home.
